These general terms and conditions apply to the rental and reservation of the holiday home ASTRA in Sleidinge. By booking the holiday home you agree to the rental conditions below. Read them carefully if you want to book.


Art. 1. Reservation

The tenant will receive a rental confirmation by email within 48 hours.
An advance of 50% of the rental amount must be paid within 3 days after receipt of this confirmation. This amount is stated on the rental confirmation and must be transferred to account BE65 8908 7418 0296. After receipt of payment, the reservation is final. By making the reservation, these general terms and conditions come into effect. If payment is not received within 3 days, the booking option will expire and you will be notified by email.
The remainder of the rental amount + deposit (€300) must be received no later than 6 weeks before the start of the rental period. If this has not happened, the tenant will receive an e-mail with the request to pay the amount within 5 working days. If payment has not yet been made, this is regarded as a cancellation of the property by the tenant and the cancellation conditions in art. 2 applies. The owner then has the right to offer the house for rent again.
When booking within 6 weeks before the start of the rental period, you must immediately pay the full rental amount + deposit.

Art. 2. Cancellation conditions

2.1 Cancellation by the tenant:

  • The tenant can cancel in writing and free of charge within a reflection period of 7 days after the reservation.
    Change reservation: you can change the dates of your reservation once up to 6 months before arrival, the date of the new reservation for the stay must take place within 12 months after the change. The prices at the time of the rebooking will then apply.
    The following costs apply in the event of cancellation by the tenant (these also apply in the event of cancellation due to force majeure):
    Cancellation up to 90 days before the day of arrival: 50% of the rental price.
    In case of cancellation between the 90th and 60th day before the arrival day: 75% of the rental price.
    In case of cancellation from the 60th day to the day of arrival or later: the total rental price.
    If the stay cannot take place due to measures imposed by the Belgian government or another government agency, we are looking for a suitable solution.
    A change or cancellation by the tenant must at all times be communicated in writing or by email, stating the name and the rental period. The owner will send an email confirming the change.


2.2 Cancellation by the landlord:

  • If the landlord is forced by circumstances to cancel the stay, the tenant will be informed immediately and the rental contract will lapse. In that case, the lessor will refund the amount already paid by the lessee within 48 hours of the aforementioned notification to the lessee. In that case, the tenant has no more or other right than to reclaim the amounts already paid and therefore expressly waives other rights.
    The landlord reserves the right to cancel the rental agreement in case of inaccuracy of the personal data provided.


Art. 3. Rental costs

The amount of the rent of the house, as indicated on the website, includes energy costs (electricity, gas, water), wireless internet, bed linen, kitchen towels, garbage bags, final cleaning. When leaving the house, the house must be handed over in good condition. This means: sweeping the house, putting everything back in its place, emptying the bins, cleaning the countertops and emptying the dishwasher. The household appliances used (oven, cooking plates, microwave, etc.) must be cleaned. Used bed linen must be placed downstairs for collection before departure. In case of non-compliance with these conditions, additional cleaning costs of 25 euros/hour may be charged.

Deposit: The holiday home and its surroundings must be used with care and in accordance with the intended use. For this we ask for a mandatory deposit of €300 for the stay.
This deposit will be refunded after departure within 2 weeks after the rental period, after deduction of any damage and/or additional cleaning costs (see Art 3). If the damage and/or extra cleaning costs exceed the amount of the deposit, the tenant will be informed of the extra costs and he is obliged to transfer this extra payment within one week after notification.


Art. 4. House rules

Rental periods:
Week: from Friday 4 pm to Friday 10 am
Midweek: from Monday 4 pm to Friday 10 am

Weekend: from Friday 4 pm to Monday 10 am

Pets are not allowed in the holiday home.
Smoking is not allowed in the holiday home.
The holiday home is not rented out for parties.
When booking under false pretenses, the deposit will be retained and the tenant will not have access to the holiday home. If the presence during the rental period is established under false pretenses, the owner reserves the right to terminate the rental agreement immediately and to refuse access to the holiday home. In this case, the tenant is not entitled to a refund of the money, with the exception of the deposit if there is no damage and/or extra cleaning costs (art. 3).
In the event of a fire, you must notify the fire brigade (112) and the owner. There are fire extinguishers in the holiday home.
It is not allowed to spend the night in the house with more than the maximum indicated number of people (10 persons). Tents, caravans or extra campers are also not allowed. Children under 2 years old do not count as full persons, but must be stated in advance. Subletting is not allowed. In case of violation of the maximum number of persons, the owner reserves the right to terminate the rental agreement immediately and to refuse access to the holiday home. In this case, the tenant is not entitled to a refund of the rent, except for the deposit if there is no damage and/or additional cleaning costs (Art. 3).

Household waste must be properly sorted in the appropriate bins.

Art. 5. Liability

The tenant undertakes to treat the rented property with due care. In the event of nuisance and/or damage to the house or its inventory, or if the house rules are not observed, you run the risk of having to leave the holiday home.
As the owner, we are not responsible for theft, loss, damage to personal property, personal injury of any kind during or after a stay.
The tenant is obliged to take out insurance for damage to third parties, such as liability insurance (family insurance).
As the owner, we are not responsible for service failures or defects in third-party services.
The tenant is liable for all loss and/or damage to the rented object and/or other property of the landlord, caused by its use by the tenant and/or other users, whether or not as a result of acts or omissions of the tenant itself and/or third parties who are in the house with the permission of the tenant.
All damage must be reported to the owner before departure of the tenant.


Art. 6. Complaints

Complaints regarding inventory and (existing) damage or defects must be reported immediately to           0032 (0) 476 55 89 83, so that the owner can resolve the complaint, if possible.
